I know i want to wholesale deals first so that i can get a different feel for it all cause the rehabing part i know i can do that hands down i mean remember ive been doing that for years right but should i get my llc ,web site, cread packets , business cards, phone number,ex.... first or just market to find homes for sale with out any type of credability or protection from the llc ?

Hi Steve,It also comes down to comfort levels of whether you like to micro or macro manage your funding pools as well as your own personal financial auditing style.You also need to keep legality in mind as to whether the property is setup under a personal or corporate entity in order to protect yourself or your personal assets etc.

One technique for finding deals that intrigues me is looking up NODs (Notices of Default) in the public records and then reaching out to the property owners (probably via postal mail) to see if they are interested in selling.It seems like there's a decent chance to find a highly motivated seller and perhaps a very good deal using this method.I am wondering if anyone in the forums has used (or attempted) this technique, and if so, what sort of results you've seen.
