How well do you THINK you read people or how good are you at judging character?

This lead to 3 years of very profitable success as a real estate broker, until having made some highly profitable deals I decided to quit the real estate “business” and concentrate on “investing” full time.Biggest “TAKEAWAY”: Most business owners and most sales people have a hard time turning down ANY piece of business.

I still enjoy connecting with and helping people in any way that I can.

Go to local meet-ups, make friends with people who buy houses with cash, and look at lots of houses.

Some people who own homes free and clear simply leave them vacant 

The property does not hit the 1% rule currently but I believe with all the continued development in the community that within the next couple years I can raise rent enough to hit the 1% rule.

Most people look at cash-flow as rental income minus hard expenses.

People smarter and more sophisticated than me in business law have advised that there are 1000 ways to pierce the shield of an LLC.  

Lots of people will try to get you what they do because it works for them.

I explain I will proceed with the eviction, the eviction will show with any decent credit/background check and will negatively impact their credit score, that I will attempt to garnish future wages, and that it will be very difficult for them to ever rent a nice place in a low vacancy area like San Diego.As part of my tenant criteria: no evictions ever (no excuses accepted), decent credit (I want tenant to have credit such as they do not want it to take a significant hit, strong LL references and in the add I specifically specify paying rent alone does not suffice for a strong LL recommendation.I recognize with my number of units and how many years I have been a landlord, I have been fortunate to never having to evict a tenant and at some point my good fortune in this matter will end.
