It is usually not the return on investment but instead the ability to learn and relationships that are formualed from lenders to contractors etc. that can be leaned on as that individual advances in their real estate career that make these entry acquisitions worthwhile. 

It seems like a nice little gimmicky business to me, but I am usually in it for the eventual appreciation as well as immediate cash flow.

NOTE: If the bank won’t settle than the property can be rented usually long enough to recover the HOA cost and a profit to boot.

Usually people have very limited options and are asking where to start, but it can be just as challenging to have a lot of options and to try to narrow it down.

Usually the one asset you know the best, is the best asset for you. 

@Ellie NarieThis is usually where out-of-state investors will crash and burn is by trying to self-manage a rental and save money.

@Katie Van Koooten usually owner occupants will pay a bit more and you’ll have a larger buyer pool with more competition.

That last one will be the hardest for me, I am not usually a social person.
