It can definitely get extreme like you pointed out but that is not the intent here.As for a mortgage company, they do have the right to access the property although they rarely exercise the right.

If Owner’s right of re-entry is exercised following abandonment of the premises by Tenant, then Owner may consider any personal property belonging to Tenant and left on the premises to also have been abandoned, in which case Owner may dispose of all such personal property in any manner Owner shall deem proper and is hereby relieved of all liability for doing so.

Technically a bank holding the mortgage has the right to perform inspections but they really rarely exercised.

If they are reluctant to do this it may be wise to offer a payment if you need to exercise the option to extend to show the seller you are serious about refinancing within the 6 months and will only ask to extend if necessary.

6 days ago I entered in to a contract with a seller, my contract has a inspection contingency and a counteroffer contingency, I am well within my 10 day due diligence period and I have decided to exercise my inspection clause after my partner pointed several concerns a counteroffer was also made and the seller turned it down, I emailed him with a written notice of cancellation, I went to the title company and they basically said that he has to give his approval to refund my EM, now the guy is dragging his feet and doesn't answer his phone when I call, and the title company says that their attorney has to look over the contract and decided how my EM should be disbursed!

Clearly this doesn't fit your budget (nor would it fit mine for a larger building), but seeing as our tenants recently exercised year three of the potential four year lease (with slight rent increase for year three), it was well worth it!
