The key is to reestablish acceptable credit, without doing that your bankruptcy can be 5 years ago and you still won't qualify. 2 years is the minimum, it is not an automatic ticket to qualification.Any lender looks to the reason for the BK, if it was due to circumstances beyond your control (medical bills, sometimes a divorce) the 2 year mark may be used.If the BK was due to your financial mismanagement, you just bought stuff you couldn't pay for, you're looking at 3 yearsA foreclosure is the kiss of death for 3 years not 2.

Let me be brief on my first property I bought about two years ago: I bought a 2 bed 1 bath duplex in a neighborhood that has a lot of vacancy and low rents( I found out about this after I bought the property, again not studying my market) for 95k with a conventional loan at 4.12% interest with a 25% down payment for 30 years PITI is $540 a month.

This is my second short sale, first one the bank accepted, so this is the first time I am in this situation.South Florida, single family 2 bed 1 bath home, in fair condition, everything works, no major work needed - but I haven't yet done an inspection, however home is dated back to the 60s, pink bathroom tiles, yellow kitchen counter, you know.First time short sale package submittal for this home, looking at the nearby sale, I say FMV is around 110K.I offered 100K cash. 45 days later bank (Chase) countered 126K.

I explained what I needed it for, and we pre-paid for one month with free pickup and delivery.I looked into traditional staging, but it was way too expensive.For about $500 I got a dining set, two sofa sets, and two bedroom sets.I felt kind of dumb after it was delivered, because I thought we were getting platform beds, but it was really just the headboard.
