Hello everyone,Ive been looking for new markets to invest in multifamilies and Columbia, SC has crossed my line more than a few times and I figure its time to dive into it.

I love to cross reference sites and run projects through multiple processes of math and programs to make sure I am 100% comfortable with the project and the numbers.

@Adam Dylik  I can respect that your grandmother does not want to sign off on a cash out refinance of the property, but how is cross collateralizing and putting a lien on the property any different than taking the money out? 

There are newer hotels and apartment buildings being built in that area + High Tech High School (one of the top high schools in NJ), recently located to a huge campus in the border of the town next to Secaucus Junction (an NJ Transit stop).

Then no one has to deal with annual flow through taxation headaches on either side of the border.

I actually would consider that bordering on normal wear and tear and wouldn’t even charge a tenant for repairing it because I could fix it in a few minutes for a couple dollars worth of supplies. 

It's the first piece of land you pass pulling into downtown and cross the train tracks (from one direction).

After coffee the seller WANTED to sell us the property and give it new life.Challenges - Dealing with inherited tenants and balance of raising rents and setting new rules and expectations without coming a crossed as the greedy landlord.

I'd get a new property manager and ditch one that appears to be working on the thin border of the law.
