While I'm checking up on the trailer , the onsite park Realtor asks me about listing it, notes it doesn't have stickers and educates me about retiring VIN so you can sell as real property and since mine was this or that it was retired, making me feel grateful I was good on this new VIN information.Now on the market, got me a buyer, fast cash closing and title company says the VIN wasn't retired after all, still in original owner name since 2006, and I don't freaking own the mobile home.So thought I'd share my story with you while I consider my options.  

I am a Mechanical engineer by education but an investor/entrepreneur by choice.  

What savings do you have and what marketable skills and education have you acquired ???

It’s good to get with an SDIRA company that provides education and there are lots of books on the subjects.

There is not a SINGLEcourse that is going to teach you everything that you need to know.Trust me, I have bought hundreds of courses & books and still have notgotten "everything I think I will need".You have a pretty good real estate investor's group there in Memphis thatyou might want to check out too (They have attorneys, loan officers, title companies & real estate agents that you can buy a cup of coffee and theywill walk you thru a HUD closing statement and educate you! 

. - The property manager should be able to educate you on a market (if needed) , help you form a strategy, fit right into your due diligence process, and execute on a clear takeover game plan as soon as you hold title.- Resonable pricing for the area! 

However, the majority of OOSI are not ready, educated, or do not have enough time. 

Ask him what he looks for, what he wants to see, what he doesn't want to see.You will pay $300-$400 for the inspection, but what you really just purchased was an education.
