Do you bill the client (me), or do you allow for rollover if you continue to be engaged for the service until consummation?

Out of state investing does have some unique challenges but in my opinion, the two biggest are knowing the neighborhoods well and good property management.

High school seniors have their picture taken in front of the church and sometimes couples have their engagement picture taken sitting on the steps of the church or standing at the church doors etc. 

I want to reach out to the people in my area for a meetup but finding them has become more challenging.

The challenge with Hilton (and many desirable areas of Newport News), is that the price of homes is such that anyone who would pay rent that would cover the cost of a town home (as a buy and hold investment strategy) in Hilton would also be very likely to want to own and can likely do so. 

There’s another challenge you need to be aware of should you ask the owner to finance or perhaps even just co-finance a renovation.

Some will choose to continue to smoke, but changing the habit of "when and where" they smoke will be a challenge.

Gotta roll with the punches...this is one of the challenges of working and investing/starting a business at the same time. 

The challenges of buying the property before the sale:The owner might be hard to locate, often the houses are vacant.Often more is owed on the property than what it is worth to an investor.There might be other liens (which a title company could determine.)But if you can find properties with the right numbers and the people willing to sell, it could work.
