I would put together a presentation ASAP (I can share our deck if you want an example) and line up meetings with regional banks and potential LPs.

For interior colors, I'm really liking the new Behr fan deck.

General issue area that I've seen:- Gutters (usually clogged or loose)- Windows (won't open and close)- Door seals (worn out seals, you can see day light)- HVAC check regularly - Vent (dirty)- Under the sink (check for leaks)- Grout (in bathrooms, sometime need to regrout)- Caulk (worn out caulk)- Garbage disposal (rusted, leak or just not working)- Dyer vent (lint could be build up cause fire. the early sign is if clothes not drying properly)- Outdoor trims (usually wood rotten) see if it's need to be paint- bushes or tree too close to the house may need to be remove (roots issue, foundation crack, could be driveway crack too)- wood decking or steps (if you don't seal it, could rotting in faster rate)- smoke detector (old, need replace)- etc (BP member feel free to add) 

Otherwise, all one is doing is stacking the deck.

I've seen what other courses offer ahead of purchase and they are much more forthcoming on what you will receive, and the quality of the materials on deck.

Hi @Zachary Wasmer,Just to clarify, a Certificate of Compliance is for something built (Shed/Deck/finished basement) a Certificate of Occupancy is required on a rental property (They inspect if for things like hand rails, smoke detectors etc).

Do they have the same presence/absence of other amenities like decks, patios, fireplaces, pools, etc.?

The house is a 5 bedroom, 4 full baths, large deck, hot tub, pool and a 1,200 sf heated garage with water.

Over the weekend he said he will not pay rent due to some issues he has with the back deck.

Because of the slope of the yard, we'll be able to build a deck for the upstairs tenants on the flat roof of the garage, adding bonus value for the tenants in the house.
