Let's break it down under $600k (88 sales) 20 properties in Buckhead/Sandy Springs sold in 7 days or less. 10 sold in 8-14 days11 sold in 15-30 days18 sold in 30-60 days11 sold in 61-90 days19 sold over 90 days....let's look at those for a minute.5 of the 19 were listed in 2 MLS areas, which means they weren't really in Buckhead, but located in an adjacent community.

My total monthly expenses on this property are $3047 ($1554/m P&I, $206/m HOA, $408/m taxes, $445/m home insurance, $60/m pool maintenance, $36/m pest control (backyard is adjacent to a preserve), $12.5/m AC maintenance).

Finding deals may be challenging in the current strong sellers market, but if you can find them, it's a fantastic area to own real estate due to the fabulous school system and proximity to the airport/Charlotte.Hope this helps!

If you have the opportunity to start now, I strongly recommend it because of the delays, searching, questions, walk-thru's, bidding, waiting, paperwork, etc.In terms of areas in Colorado Springs, the Southeastern part of town near the Airport appears to be the lower income area with more affordable housing (under $200k), and the closer to Monument (North-side) you go, the more you'll end up paying for a decent home.

Initially you may have some trouble, but the city is appreciating very quickly and the neighborhoods adjacent to "nicer" areas are also becoming nicer.
