Hello I am just getting started in NNN investment, and mainly looking at national brand tenants in Quick Service Restaurants(QSR). 

These are not typically smooth because even when you meet all their guidelines the lender's investor will usually require more documentation.

I only invest in Youngstown.

People typically run traffic to “We’ll Buy Your House” ads and I don’t want to enter any murky legal territory with mine.

@Josh WellsRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder (BiggerPockets: The Real Estate Investing Social Network), etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

From a lenders perspective, it is typically too risky to offer someone more than 75% on  a cash-out refi.
