I have been interested in real estate since I purchased a Carleton Sheets course some 15 years ago, I just never pulled the trigger.

That is my dilemma  and is what keeps me from pulling the trigger on buying a rental property.  

These metrics, in my opinion, are geared for mass growth acquisitions, scaling quickly, and likely dumping quickly when the sponge is dry. 

Also do the tenants work local or commute to dry ridge or nky?

If I had a first right, once presented with a contract I match the offer at the contract price in one business day- say if the offer was presented to me on a Friday- we would pull the trigger in cash by Monday evening or mid day Tuesday.

For materials where the quantity needs measured and there will be waste, provide the make, model, color, finish, etc. but make the Contractor measure and be responsible for the QUANTITY.Examples of these types of materials are:Counter tops, Roofing, flooring, any sheet goods (dry wall, paneling), paint, siding, and framing materials, deck lumber.   

I would pull the trigger IF:1.

There have been many suggestions for where a dead body could lie or old stains which trigger the smell.

In other areas I was looking at in the past in which I was early, it took me so long to learn about the area that by the time I actually was ready to pull the trigger prices had moved up 30-40% in just a few months.
