These folks are salt of the earth people working hard, making a decent living (I see a lot of $18-25 per hour type of jobs) and they generally make for reasonable people to serve in the housing business.

Market rate in Atlanta is typically about 5-6% of gross rents for a building of that size, from what I gather (take with a grain of salt as I don't own or manage any multis).

So far, I have found a guy who will clean all the hallways, clean the laundry room, and shovel/salt in the winter for a $100 reduction in rent.
