In my opinion, it’s part of the function of the Realtor as people list with Realtors supposedly knowing that showing Realtors are there to “protect” their property (eg theft, damage, etc.).

Being a profitable investor is a role you can perform largely alone but it will take you a lot longer and you probably won't be nearly as profitable as you would have been with a good team and it won't be nearly as much fun or as robust a structure as you won't have the under-pinning of relationships to catch you if you falter at some point and need support in one form or another.So - I would suggest you start working on your foundation stone.

Property is well maintained with no code violations, smoke alarms all working, electric circuit boards all functioning, 9 month old furnace units, passed all CHA inspections.

Some investors seem to be caught up in the idea of less competition but ultimately there are many properties on MLS that have very little competition, with very motivated sellers, putting potential buyers in an extremely leveraged situation - and essentially function exactly like an off-market deal.Like I said, there are definitely times when you can get off-market deals at a steep discount, but this is a larger pattern I've been noticing...what do you think?
