I would also consider other exits in case the house doesn't sell and run your numbers with a worst case scenario and you're holding the loan for 9-12+ months.

This can be solved by the lender being willing to add the buyer’s commission to the purchase price when calculating maximum loan amount.

First, never send a lender money unless it's to be paid for appraisal or admin charges and if you looking for a good lender I could refer you to our hedge fund which offers you a hard money loan with no experience and only must be a homeowner.
