Something to be aware of.We've filled vacancies at our medium-term rental in Denver in January before, but had trouble in November and December, so I don't know if the winter is tough or if its simply the holiday season.I'd be more interested in buying the right place whenever it comes up.

It is just the industry and honestly people in general they do not know how to budget or make there money last. ( Isn't it something like 60-70% of people live paycheck to paycheck?)

I do a lot of agent to agent transactions and want to know the logistics about how we get paid before I go pitching it to seller agents! 

I have been studying up on books, listening to the BP podcasts and working on building relationships and letting people know that I am into REI. 

Tout its a proven model - how many proven models do you know that contribute 50%3.

AND you can know put as little as 5% down on a conventional loan, which is a better loan anyway if you can manage the extra 1.5% down, does NOT have this test for 2,3 or 4 unit buildings. 

this is past due knowing my last one failed due to not descaling often enough.  

I always tell folks not to beat themselves up, we don’t know what we don’t know.

I'd also directly contact the tenant to see if they have heard from the PM and let them know to directly pay the rent to you for Nov. 

SC permits fractional titles but there's stipulations (which I don't know about specifically).Strong fences make good neighbors.
