Still pisses me off that they even considered the person.

I can say that managing remotely is a challenge for many, I don't really know what value a person could bring trying to perform management services remotely for a third party. 

I'd suggest getting to as many in-person meetups as possible...the in-person energy is different and some of the best connections & friends have been through in-person meetups. 

Obviously, this is not a financing specifically for the overseas property and the borrower could use the money to do anything they want.If you want to use leverage in Mexico, the alternatives to local bank financing are developer financing for pre-construction properties (which is rarely given if you don't have the necessary personal relationships) or seller financing.

Let the attorney handle all communication, you take notes and keep copies of all the paperwork, and maybe next time you will be ready to try it on your own.
