It would need to be a very enticing property for me to attempt resolution through the court system. 

I would look at a low cost make ready service or even a good handy man type who is good with paint and just arm them with a gallon of the same color.... or heck, carry a quart and some throw away sponge brushes for when you show the place....tell the landlord how you just saved them 1,600 bucks...I would let landlords know you are going to do the lowest cost thing: touch up paint and keep them out of court (which gets really expensive) by getting that tenant moved out without a deposit dispute and a new paying tenant moved in....

However, my attorney has advised me that if I am going to resell within a couple months this title issue could still be pending resolution at the time of sale.  

Nothing on our job site required back granite at any point. 7/3/17 - Pius tried to offer resolution of $200 and comped delivery and a signed contract to not write negative reviews or file any complaints.

Scheduling more vacations was our "resolution" this year and it really makes a big difference.

It creates and adversarial situation with no opportunity for resolution.

If you dispute that amount, I assume there is vehicle for that.

I also have a few D.U.I's and driving charges as well as a domestic dispute.

As for tenants making payments in the middle of an eviction or any other dispute.

Removing derogs that are false at 60% seems like a huge wasted effort,Is it the site that is lacking or just you being a beginner at removing disputed items?
