Get pictures, send notice via certified mail (and keep receipt), show trash clean-up receipts, do something to justify your claim... or I wouldn't bother with court.

If they are leaving a lot of junk behind for you to clean up, then check the laws in your state to see if you can deduct the cost of clean up from the security deposit to have the items removed.

The best commercial property I ever bought had a Phase II environmental study presented with it disclosing the underground storage tanks and after researching it I found it was able to be registered for superfund payouts and the epa authority involved would be very unlikely to require cleanup in this instance.

When I see the $1300 just to cleanup the mess that the tenant left, it makes me want to hop on a plane and just do it myself.
