If you are talking about sounds of people walking in second floor unit, that will be much more challenging, since wood has a natural bounce to it, and that would start to become a structural issue, as well as sound deadening.

I have locked in a very low interest rate, gotten rid of MI, have over 40% equity and I have lowest monthly payment I have ever had in my life.This is important to me as i have 4 kids and should a down turn happen i can whether the storm and not worry about having to lose my home and bounce around with kids and school zoning etc.I buy my flips cash and usually without partners.

You need to figure out how bad it would hurt your overall position if the out of state venture failed relative to your net worth and liquidity as a couple and how fast it would take to bounce back from it in time.I see people sucked in all the time by the looks of a higher cap rate but just do not have the experience yet to see through what the real numbers will be and how the asset will perform.
