The number times that I've been scammed, or close to it, approaches 100%.The refrigerant matters because a shifty tech will sell you R22 and then next year try to upsell you to a new system using R410A, or worse, sell you a whole new R22 system knowing that prices to repair it will escalate every year.But please, tell me why a refrigerant might need to be replaced every year?

I would say that if you're here asking "how am I going to manage rehab from afar", then you probably shouldn't be doing heavy rehab from afar quite yet.A good approach, if you don't want to buy turnkey, is getting a property that's already tenanted that might need some cleanup inside if that tenant leaves, but can be purchased at a good discount.
