The number times that I've been scammed, or close to it, approaches 100%.The refrigerant matters because a shifty tech will sell you R22 and then next year try to upsell you to a new system using R410A, or worse, sell you a whole new R22 system knowing that prices to repair it will escalate every year.But please, tell me why a refrigerant might need to be replaced every year?

I would say that if you're here asking "how am I going to manage rehab from afar", then you probably shouldn't be doing heavy rehab from afar quite yet.A good approach, if you don't want to buy turnkey, is getting a property that's already tenanted that might need some cleanup inside if that tenant leaves, but can be purchased at a good discount.

I've joined the family business and am looking to start investing out of state; I really want to purchase my first investment property PERSONALLY but am (of course) struggling to figure out an approach to this deal.

They are jobs.If you want to create a low effort income stream (I would not refer to even buy and hold RE as truly passive) then BRRRR is a good approach. 

I agree with @Justin Abdilla's approach as these situations can be emotionally driven and may become legally challenging.

I have approached every relationship with this mindset.

During the refi of property number 2, anticipating refi of property 7, I paid off all my small credit card balances and brought my loan to available credit to under 20 percent on my main card.
