These people don't make LOTS of money only $25-33K per year, but will pay 1K-2K+ a month in rent.These groups descend on Detroit starting in Mid to Late June until about the 1st week of September.

The City of Merced Police Dept participates in a pretty cool online tool called crimemapping.com.  

I know the guy who owns the electrical business, almost all they do is run around changing out lights at $100 a pop plus the material costs.The market is much different, generally turn over is higher, tenant income is lower, with higher population concentrations you'll have more police calls, tenant disputes and higher admin costs per unit.

I would look up local police departments for crime rate and greatschools.org for school ratings. 

Sometime they aren't willing to involve the police so if it's one of those situations we make sure they have our numbers and will tell us if they see something funky going on. 

Insurance coverages vary slightly state to state, but in CA, IN, TN, and KY they can write ACV polices too, although at that point, just going self insured might make sense, you are getting pretty close to the number when people start to consider it. 

For those new to the meeting, head to the back of the Brighton Town Hall behind the police station/court and there is door on the East side of the library which heads right down to the room.

If the police are called to your units, the city will fine YOU. 

I would prohibit the use of marijuana in the home. the neighbors may not agree, resulting in calls to the police department, sales, etc.

It is a great system and have caught vandalism and transients on the property and forwarded it to police.
