Keep in mind that property taxes are based on appraisal, and, if the property sells, based on the sale price which can adversely affect your taxes especially in a high tax environment like Harris County TX.

Harri you have to know your market.If everything in Hawaii is trading at a 6.5% cap in quality areas then the 7 is good.If the average caps are trading higher at 8 then by the market you can do better.If you are wanting a 10 cap but every buyer there is willing to settle for 7 then you have to go outside of your area.Why is a seller going to sell to you for instance at a 10 cap when buyers are beating down there doors for a 7 cap??
