Lots of fees and points, higher rates, sometimes you are capped on rehab being no more than purchase.Most lenders will require a 100k loan amount for bridge loans.

My guess would be no, so it may make it difficult I believe they have bridge loans for this sort of thing - I'm not too familiar with in, but it may be something for you to look into I'd be interested in a bridge loan!

It might end up being either 80% on a rate and term, or some lenders will see the current listing and might do 75-80% of the lowest listed price post-rehab.The other option that I am seeing, and I would not recommend this as my first choice, but depending on the lender is to do a cash-out stabilized bridge loan that gets you some of your cash back while still providing you the flexibility to either refinance (rate and term at that point) in the spring, or still sell it.Hope that helps!

It's not uncommon for banks to offer 50% leverage for land and typically banks price both bridge as well as construction debt at WSJ Prime +1 point which isn't far off from the 10% you were quoted in today's higher interest rate environment.
