Also keep in mind that for those that are partially renovated means you could allocate that money towards the down payment to make it more affordable on a month-to-month basis.

If you put down 20%, that's about $50/month in cash flow (depending on how much you allocate for taxes, vacancy, capex, etc...) which isn't a whole lot.
