After doing some direct mail I realized that lease options would be a valuable tool but also being able to list a house if there was no other way to structure a deal and the owner wanted to sell that way.

Got nostalgic over the weekend and thought about what I would love to tell my 20 / 30 year old selves, but realized they wouldn't listen anyway....What 20 won't believe-You're going to spend a lot of money on dating but not date your future wife until after 30.

You will be basically betting on the appreciation if buying this property will eliminate your ability to save more money to go towards rentals in the future until you sell and realize that appreciation.I would look at what the worst case scenario would be and what does this do to your timeline / plans.

So, people just need to realize that they are not increasing their current income (can't spend it) from profits when using their IRA, it's for the future.
