I would not be shocked to see ~$350/sq.ft. become the average for the Asheville area in 2021.Of course, it's all speculation, but there are a lot of upward forces in Asheville right now.

My logic is that if a developer or speculator comes in and buy's the whole thing, they need to build in a reasonable profit margin and account for their risk and cost of having to sell it off.

The flip side of this is that many investors do not do their diligence at $5K so I kind of feel the low minimum leads to more speculation but I could be wrong. 3) From what I can gather many people have done ok with the investments.The key like any investment is to do your diligence on the structure of the investment, on the property, on the sponsor, on the fees, on the sponsor's skin in the game, on the fees paid to the portal and on the area you are investing in.

I don't think your going to have very good luck getting strangers to give you their drivers license and social security card.To verify that you are talking with the owner simply look up the owners name on the county tax auditor site and when they introduce themselves it should be the same.Now this next part of my answert is just speculating based off of the content in this question; you should not be putting properties "under contract" the only time you should be doing that is if you are ready, willing and able to buy it.
