If your airbnb market is so fragile that one competitor ruins it for you, I suggest sell the place and move on. 

Their new to the game, they know very little about the business and worst of all, they ruin it for everyone else,  by paying ridiculously high prices!

If your contractor hasn't set the finish yet it's probably not to late to pick what you want - also toilet seats that are quickly removable for cleaning and changing out as you can have residents/cleaning products ruin a seat in short order.Anyways a piece of advice - also you need to have a strict policy with staff and residents/families about flushable wipes -- Cottonelle per my research should be the only ones allowed - and encourage multiple flushes for bm's.

To switch in the middle of a transaction is unethical and you don't want to ruin your reputation as an agent right out of the gate.

The Northeast is another great example of a place where the political (read: Tax) climate can ruin a completely good deal.

So I totally agree cap ex and reserves for this asset class unless you live there and collect your rent basically personally so you can do inspections every month.. these conditions are pretty normal maybe not to that magnatude.. but you know blinds ruined.. carpet forget about it cigarette burns cabinets falling off the hinges.. have to repaint.. holes in walls.. rooms painted wild colors ..

For all you know he was a successful baker who lost his business when the government shut him down, and his vindictive wife ruined his credit via joint accounts.
