I guess it depends on the market and how big the demand is for housing how soon you can or should get away with marketing to fill vacancies.  

I also suggested that they reserve one or two of the round tables at the lunches for us BP folks to sit together and they are all in for this as wellSo...........if you plan to attend, please post here so we can gather a head count for badges and lunch.

I just redid a more expensive home that gets a great rent but can you get away with using just laminates, store bought cabinets and plain every day items to get the maximum appraisal?

In the end, though, it's an experience that is helping us to prepare for the next round of purchases this year....just have to factor in the extra time and travel costs.

For big ticket items that require licensed contractors, I like to schedule replacement.

(They bid against you, but they seem to know where you will stop eventually after a few rounds.)  

The first round of comps were a complete joke, using absolute war zone properties for comps.
