Any recommendations for reinvesting right away small amounts of money when you are doing this on a self directed IRA?

In your situation I’d at a minimum recommend a 6 month lease if you have reservations about the tenant.

I recommend you find one in Kansas City.

I also recommend to reaching out to local investors.

I always recommend using a professional with a license or at least a certificate. 

I primarily operate in Pinellas County, FL and Pinellas Realtors has a site with every localities rules and contacts.I am not sure if you are looking statewide or nationwide but there are likely sites that can zero in on an area and help break it down and then you can call and independently verify.I also recommend Municode.Good luck!
