I know there’s numerous way of getting money to start real estate with the hard cash lenders, or traditional bank loans .

Anyone who has been on these forums for any amount of time will see numerous threads exactly like this one, though the specific type of service/good provider varies (sometimes it's a lender, sometimes a GC ghosting them, etc, but it's pretty crystal clear that "out of staters" don't always get the best service levels overall).

@Chris Fischesser I'm not local but I'm up there a few times a year as I am an out-of-state investor and need to check on properties.I'm jealous of everyone on BP who lives in Cincinnati as I think it's easily one of the best markets to be in as the competition is low, profits are high, large population, good employment, numerous schools, etc.

There were numerous issues with the rehab work, and we're now about $9,000 further into the property, just fixing everything that was either wrong or missed with the original work.

Despite numerous calls, emails, and a certified letter to this 3rd  party company, I have been unable to get an update on the status.I would like an attorney to help me gain physical access to the property so that I can get it listed with an agent and sold.Any suggestions?

You need to know how to negotiate the purchase (don't rely on the agent as they are NOT all created equal) and you need to be very, very familiar with purchase contract verbiage and what should and should not be in your agreements.You then need to build your team of contractors, sub contractors, materials suppliers, etc.At that point, you are now ready to start your acquisition hunt and not before that.
