If it's over 10%, then you should investigate further, or have an electrician investigate - you've got a loose connection somewhere between that outlet and the breaker box, which is potentially dissipating a lot of heat inside the wall somewhere.

If you end up selling it now, you could end up breaking even or possibly loosing money depending on what repairs you need to do for a "retail" make-ready, Realtor fees, closing costs and what kind of taxes are associated with selling an investment property run in your area.Think about what motivated you to purchase it to begin with and then evaluate from that perspective.

I have legitimate issues caused by the tenant and I addressed them within the bounds of the law, but this whole thing is so irritating because I get this condescending communication from someone who is short on facts and evidence so is trying to hike up the scare factor, meanwhile the tenant has been a total nutcase from start to finish and she first dragged her realtor into this threatening me and I found that so inappropriate because her realtor has the business that plows our road and she shouldn't get involved and take sides because we are also paying customers, then she drags this lawyer into it, and I am thinking that SOMEONE should be talking sense into her instead of feeding into her crazy and entitled behavior.
