I gather that most of the people who posts here has had been experienced in short term rentals so i decided to seek your wisdom on the current dilemma i have. just for background info: i have an STR in big bear ca that i have been operating for a year now. i had utilized evolve to handle all marketing and reservations and it has been ok so far. i have an upcoming guest that is supposed to check in on december 26 with a reservation for 4 nights. those dates are the highest priced days in big bear. i has been my routine to email my guests check in instructions 3-4 days prior to check in. when i did that to her, she responded back stating that she was trying to cancel for a couple of weeks because of sickness in her family and was trying to cancel. i checked with evolve if that was true, they said she never reached out to them and that she opted to not get travel insurance so we are not liable to refund her anything but it is up to me if i want to give her back a portion of what she paid. now this is not the first time this happened to me, another guest tried to cancel last minute to me a couple of months ago requesting that they get refunded even without travel insurance which i did (a portion) since she did it a week prior and the dates were not so pricey as this one. and she had a sick relative too!!

Cancellation of your current escrow will require signed cancellation instructions from both buyer and seller or that deposit will just sit there in an open escrow for years potentially while the parties fight it out and neither party will have use of it.

Obviously, this can never happen again, and you may want to get this case documented in writing with him acknowledging the situation, your "reprimand", warning, and any further instructions, again in writing.Should the police report, however, show facts that somehow "actively" involve him in this mishap (his gun, left out in the open etc) then I would probably decide differently, especially since, as a soldier, he has proper training on these things.

I would use the resources like yellowpages, google reviews, ask at a real estate investor meeting or maybe sign up for Angie's list and find the best HVAC company and installer who, stands behind the product, is willing to educate you on the right equipment and provide you a fair quote.Your investment strategy, and what the standard is in your area will dictate the price.I would look for the Highest seer, with a good warranty 10 compressor, 10 year parts, look for one with quiet technology (compressor sound blanket, motor mounts, Air handler blower motor, air flow designed for quietness) and ease of service for the air filter, air handler coil cleaning, overflow float switch, and access or instruction on drip pan tablets/liquid and drain line cleaning.What I look for in a HVAC installer is someone who is proficient and not on the phone or looking through the manual a lot.
