Keep in mind that even with hard money,  many lenders will want you to have some skin in the game… especially as a beginner.

No property owner is going to let you waltz in and sublet their property without a solid lease and a lot of your 'skin in the game'As @John Underwood said, an LLC is not really much help at this point.

No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.Also recommend finding your own Inspector and not one referred by an agent.

@Corbett BrasingtonWhen I see a borrower swipe their card for the appraisal and they've paid an EMD then I already know they have some skin in the game so if we've agreed on conditional loan terms in writing then I wouldn't be asking for additional deposit.

For your information, a sharia compliant loan requires the lender to have skin in the game and make profits from rental/lease agreements with the buyer.
