This Tenant, in years prior to my purchasing the property, without permission from the previous owner has done at least the following:Added a Swingset for his daughter who used to live thereBuilt a extremely not up to code shed attached to the back of the building which looks terrible.Completely took over all of the interior common space and back porch with his stuffBrought a Cat into the propertyParked an extremely dilapidated boat which has been used as a garbage container in the past, on a trailer with flat tires in the yardWired a power line into his fuse box to run a line to the enclosed back porchAnd the last I know of, but by far the most entertaining, wired a power line from his fuse box into the common space, and back into his bathroom to power his... 

A good agent would find out if offers are being entertained now or when all offers are going to be considered.

I am entertaining the opportunity to invest with a company called Harvest Returns. 

I do like that benefit of renting out a single-family which is why I am entertaining it.

Lately, I have been entertaining the idea of going into commercial properties.

Sometimes the listing agent will also check the financing box in the MLS the seller will entertain owner financing.

The COA is scarce for cash flow deals but has alot of food/entertainment options.Condos are not great inv's due to COA fees and taxes. 

I'm entertaining the idea of managing it myself, however, I live ~4 hours away and this may not be feasible.

If you haven't run across it yet, the Bigger Pockets podcast is very entertaining and informative.I don't have much experience in Fall River or Swansea but I believe there is at least one real estate group in that area; if you can't find it PM me and I can connect you with a friend who owns and manages several Fall River properties who can probably steer you in the right direction.Portsmouth can be pricey but if you can find something that works it's a great area and I don't know that a lot of people are actively looking there (which is nice).
