I think you have a strong small claim court case.My suggestion: keep records of all the work you have done on the property, retain pictures for proof and have evidence that you are advertising/showing the property with attempts of finding a tenant.Once the property is rented, collect on the amount of funds you are out on past rent + re-renting costs.It's a slam dunk situation assuming you can show she broke the lease and she in fact can afford to pay.To your success!

You should consult a lawyer in NC before attempting to wholesale this property.My impression is that you can assign this contract unless there is other language or law preventing you from doing so.

It's not so easy as they make it seem though or maybe it's just my thinking, but...After attempting some drive around, going through dozens of properties online, offline, exploring market prices, court auctions, talking to people, trying to learn the game, learning how to find leads, utilizing BP, going to local Real estate meet ups, etc, I quickly realized that wholesaling takes A LOT OF TIME to find one good 'right' property and the expense to find properties also adds up with marketing, gas, vehicle wear and tear, etc.

@Adrian Ede The problem with a discount on rent or similar is that if the tenant then stops performing the assigned duties there is nothing you can do, and if you attempt to take away the discount and increase the rent back to the 'normal' level the Landlord and Tenant Board would hold this to be an illegal rent increase.
