My thought was more in the Hard Money space on doing a short term bridge loan that gets you a little cash out based on existing equity (or covers closing costs) and then sets up some money in an escrow account to wrap up the rehab that you are doing.Happy to jump on a phone call if that helps?

I used a hard money lender's bridge loan at 2.5 points and 10% APR for 85% LTV (or 85% of the purchase price).

Investment DSCR loans, fix and flip, bridge loans, bank statement, etc. 

Hard money loans are a short term bridge debt type loan, so either there needs to be the expectation you will pay this off within a year with X cash coming in or the property is going to be sold. 

If A, you could do a bridge loan that will help you buy and build the property or B, maybe a commercial loan or with private money.

People will offer bridge loans for those with less credit, but how do you exit?

Most people here would agree that in this field, its hard to find people you can trust, a simple deal could get very complicated and expensive when dealing with people and entities that are in the biz for short-term for quick $$$ regardless if bridges get burned.
