I'm not sure if your thinking matches up to how the debt is underwritten (I'm by no means a mortgage professional, so take everything I say here with a cup of salt. haha).I assume you think that if your property value goes up and you have essentially created the equity to 'change' the LTV to 80% (i.e. made 20% of equity and the remaining balance is 80% of the property value).

These folks are salt of the earth people working hard, making a decent living (I see a lot of $18-25 per hour type of jobs) and they generally make for reasonable people to serve in the housing business.

Market rate in Atlanta is typically about 5-6% of gross rents for a building of that size, from what I gather (take with a grain of salt as I don't own or manage any multis).
