With that too, having been in a mastermind group for a while you can quickly pick out who is going to be successful by their approach, their interactions, their mindset, etc. 

I understand what you mean regarding the legality issues, inflation or outright lying on the ARV, and lack of morality that is encountered the majority of the time when others interact with wholesalers.This is very helpful information as it helps me get a better understanding of what a good relationship looks like between a seller, wholesaler, and finally the end buyer.

My issue is finding it hard to believe someone's be it realtor or PM word oh how they can help and etc. 2) Realtors - I mean based on my few interactions, they all seem to be enthusiastic and stuff but when you jump on call it's like YES and NO answers and pretty much.

Make sure when you are evaluating custodians they have an interactive web site with a chat function so you can get answers right away.

Jon,I've never met you, I don't know what motivates you to impart the wisdom you have gained, and I doubt I'll ever be as patient and thorough as you have been here, but that was one of the most productive interactions I've ever had with anyone on BP.

I like to have interaction between myself and the group I help educate.

One-on-one interaction between an emotionally invested owner and a criminal and volatile tenant is a recipe for more pain and damage.Full disclosure: we do have some tenants with criminal convictions (requires someone we know well enough to trust to vouch for the tenant-the tenant's current lifestyle has to be law abiding).  

And that is in a class that is interactive and live.
