The tenant who is in our KCMO housing is a perfect easy tenant (an older lady who has been in the same house for years) and we haven’t had too many issues except when the house failed inspection over something minor they didn’t pay us rent for 2 months.

Be absolutely prepared at all times and lady luck will reward you with accepted offers and a potential profits or equity.

For those waiting on the crash I say good luck.for me, I have enough cash ready for the next deal, but I have been outbid on my lady 3 offers because there aren’t many deals and there are plenty of investors, so I keep my investing money ready for the next offer, but any extra I am investing in the stock market by maxing out my 401k and any extra money I have is paying down my mortgage. 

I have a good friends that has a hot tub, they trained the cleaning lady to take care of it after firing 3 companies (they didn't get the job done right).

This house is like the young lady that doesn't get asked to the high school prom.

I would imagine that lady you spoke with is NOT a professional real estate investor, and because of that might not fully understand what it is you're trying to accomplish.
