Just hearing that you have been there helps me tremendously, realizing that I am not alone.

It's a variable I hadn't really considered because I didn't realize the spread was so wide. 

I realize you passed on the deal, but for those who are reading this thread, I thought I would add my $.02.I would ask if you have done anything like this before?

The point of this post is not how I eventually became OK with the concept but rather a realization I had after many discussions with friends, family and colleagues and a recent event (more on that in a second)What I noticed is that the most confused were people under 40 and in urban areas (I live in Los Angeles area).

As a person that got into this crazy world as an almost out of work airline pilot with no future potential after 9/11 started buying homes and apartment buildings, after about 20 homes I realized that there were many things I was doing wrong and my business partner and I decided to hand our portfolio over to a PM.

You realize that the more money (cash) you put down, the farther behind you are at the start?  

Through my driving for dollars yellow letter campaigns and these 25 little bandit signs, I'm realizing I might be sitting on a gold mine in my little hometown.

From my experience (primarily with employees) it is extremely rare that I have thought seriously about firing one and then didn't realize eventually that it was definitely the right choice.

After doing some direct mail I realized that lease options would be a valuable tool but also being able to list a house if there was no other way to structure a deal and the owner wanted to sell that way.
