Interestingly I could have already had a tenant, and have actually had a LOT of inquiries, but in my ads I clearly state....no pets....no smokers of any kind.....no evictions and no BK's.....and unless you're on Section 8 or Eden your gross monthly income needs to be at least 3x the monthly rent...Still get a ton of inquiries.....and then I ask them when I talk to them by phone and literally 85 to 90% end up confessing they either have pets, etc......

The 2nd floor 2BR unit has separate electricity and cooking gas.

Also the estoppels need to be tenant signed and every unit inspected.If the seller will not certify it is a red flag they are cooking or manipulating the books somehow.

I have 7 section 8 tenants now and have allowed the program in my units for about 10 years.Every tenant I've had drama and/or damage and/or the occasional eviction has been a smoker.  

Lots of model airplanes, cooking appliances, tools, motor scooter, ect.

I recently "divorced" the bulk of them especially since a few started bringing clients who wanted angel investors who would provide $10M solely based on how cool their products were.So I invested in a wholesaling course (Steve Cook's) and I had a bit of background in the note business, so I basically joined a popular note network just to have another viable source to work with.
