@Kole Moore It's a great place to househack but it's getting increasingly difficult to buy pure investment properties unless you're putting a large down payment like @Stephen Stokes mentioned or doing a large rehab on a place you got a great deal on.

My personal opinion is that the pure hatred of landlords here, of any kind, make it less than desirable to me.There are plenty of folks making it work and there are plenty of folks owed hundreds of thousands of dollars in back rent they will never see.

I guess the basis of my question really comes down to "what is a better financial return", however looking purely at numbers sometimes is also misleading and other economic factors come into play (like risk tolerance, etc.).

What I usually recommend is that if people are buying a pure rental (not a house hack), they buy close to where they live (within 15-20 minutes drive).

If I were a large capital group I would get the full battery of all those inspections done, make a generous offer contingent upon those results, and then if bad results come back make the offer incrementally less generous.
