If you have one, which most do, they hold complete control over what you can do with the unit.If one day the complex changes hands, or someone gets promoted in the HOA and wants to make a name for themselves, all they have to do is decide all units have to be owner occupied and no rental units are allowed, and you're screwed.Beyond that, they could simply increase the monthly dues and sap all the cash flow out of the deal.

The turnover cost and taxes makes is so you would earn less money than if you just ran a typical rental operation.Beware of this.I promote the approach that landlords should use Airbnb and other platforms to seek out people staying for 1 month or more.

@Chris Winterhalter  I've been doing some research and without promoting/mentioning a particular organization, if you Google "apartment financing" within the first couple results you get a website with 30 yr fannie mae fixed rate financing.
