The bank will either need to get permission from the trustee handling the BK, or they will deed over to another entitiy that can do business outside of the BK.The first option may take some time.

You CANNOT have access to the MLS and have your license hung with the state in Arizona atleast I know for sure, you have to have a broker and permission from that broker throught the MLS (tucson specifically) for you to obtain access (www.tarmls.com) The comission split means your making 1.5 maybe 2% of the deal.

What you said about having contractors inside the building also made me think about some things I had not considered, mainly about structuring that around the permission of the seller, but I don't think that would be a problem really.

To clarify your point:Let's say I set up bandit signs for her for 100 dollars and she'll pay if a buyer comes in, this would still be illegal even though she gave me permission to do so?

HELOCs or other lines of credit that do not require you to ask the bank for permission to borrow the money.Partners or investors that are willing to put up the cash for you to do the deal in exchange for a piece of the action or steady return.HML or private money lender that you have a relationship with that can analyze the deal quickly enough to go/no go you in your time frame.
