yes, some version of this is found in every modern day mortgage, however, there are documented and regulatory exceptions for transferring title to property and NOT triggering Due on Sale....especially when the purpose of the transfer is to entities for the sake of estate planning/asset protection. 

I think that stainless is a good buy considering its only about 50$ more compared to white or black in most stores.Gives your place a more modern look for real cheap!

Is the home fully rehabbed -modern?

Because of modern water management and reduction of agricultural use Phoenix uses the same amount of water today as it did in the 1950s when the population was 1/10 of what it is today.I’d be more concerned about the heat.
