... honestly, though, everyone goes on and on about how CA is not landlord friendly and it is true that the laws are tilted towards the tenant but it has never once been an issue for me (knock on wood).

They may consider it doing personal business on company time but it's not like they are actively going, searching and knocking door to door when they should be delivering, it sounds more like if the mail man notices residents are going through those stages.

Much more than that and I would have talked to an attorney about steps for eviction.I havent (knock on wood) had to do an eviction yet, but there is no reason to let it go, and my understanding is that Texas judges can be tough on landlords who dont have their ducks in the row.
