In other words, it's the lazy way of doing something, that produces an average to be applied to all RE that the rule is used on...when pinpoint accuracy is needed.

I know bombing is time-consuming(it will kill an entire day, by the time I`m done), but I heard there are flea-bombs, that also render the next generation of fleas moot, by making them unable to re-produce.

I don't think it's going to work making the "donor" pay, though, because the general principle behind donor sperm is that the man won't be held financially liable for supporting any children that were produced using that sperm.

Thought is you can build it tenant proofed up front in an area you like for a long term buy and hold.I'm guessing the costs are prohibitive, but curious if anyone has done this and made it work.I see a possible deal on some lots that are available in a good, healthy growing neighborhood.

I read that some appraisers do go about .25 miles from the subject property to produce a comp value, but in the particular neighborhoods I'm talking about there are 3 month or less comps on the same block.
