thanks alot .. im gonna put this deal in my back pocket and forward it to a "experienced broker/agent" also i think i got it as far as targeting ... because if you respond to a sign saying "we buy houses" or respond to a post card in the mail "absentee owner" you've got to be desperate .also thank you guys for your help . i truly appreciate it .

I still have my license and I am really glad I stuck with it as it is now a part time gig and brings in around $30k a year however it has not helped with my investment portfolio.When Im looking for a deal I normally look at craigslist, commissioners sales, desperate FSBO's none of which fall under the MLS.If I could go back I would focus more on quick flips and wholesale deals and less on long term holds.

I really feel like I can do this I don't know if this is out  of desperation  or what. now for the real I have decided to pay all bills and to fix our credit and wait for the real estate  investing  I will still participate  in BP in gaining more knowledge While I get my  financials in order.I thank everyone  who has given  advice.if anyone  in the vegas area wants to work with me on investing please do not hesitate  to contact me.
