I think the best way to determine value of patios and decks is to utilized local building costs manuals like Marshall & Swift and then subtract any applicable depreciation.

All of the trusses and decking are in good shape but black.

It also had a nice front deck bolted on (we were considering something like that for a vacation home on a bare lot near the coast). 

But that's expensive money and with no experience in a market of tight margins the deck is greatly stacked against you.
